properties in the area. The crucial question is to find out what the

property actually sold for and not just look at the asking price.

For this very important first step, you need to call in at least three

Real Estate Agents. What you want from them is obviously an

appraisal price but more importantly, information and evidence

on how they arrived at that price.

Part of that evidence is the sale price of similar properties in your

area. You will also want to know what your competition is; after

all you will be competing for buyer attention from other properties

on the market. You then will want to know a statistical comparison

of properties such as how long those properties have been on

the market; what have been their price movements; and what is

the percentage drop from the asking price to selling price. This will

help you when it comes to negotiations.

Despite all that, there is every temptation to accept the highest

appraisal price. After all who doesn’t want to make a few extra

dollars!

The reality is that buyers are also armed with an abundance of

information courtesy of the electronic age. If they perceive that

your property is overpriced, it will be quickly dismissed as an

option.

Your only choice at that point is to then drop the price to attract

any attention and research suggests that you will have to drop

way below the original suggested listing price to regain any

traction.
