CENTRAL COAST

REGIONAL SNAPSHOT

2016

Housing Prices Compared to

Sydney/NSW

Analysis of the Central Coast housing prices compared to Greater

Sydney and NSW during the period 2010-2015 by the National

Institute of Economic and Industry Research indicates that

housing prices are considerably lower than Greater Sydney and

NSW. At June 2015, the median house valuation in Central Coast

NSW was $77,997 lower compared to New South Wales and

$373,911 cheaper than Greater Sydney.

National Institute of Economic and Industry Research (NIEIR)

states that housing values are an indicator of the level of demand

for housing in the area, as well as the type of housing available.

Housing demand may be related to the desirability of the area and

proximity to major employment destinations.

To address the lack of housing demand and to improve the

appeal of living on the Central Coast an increase of the housing

supply and variety of housing stock is required. In addition, there

is a requirement to increase the job opportunities and the appeal

of the Central Coast as a business location to increase the

demand for houses and to increase the desirability of the area.
