6 With Australian residential real estate reaching a staggering $AU10.1 trillion in total value, it is undeniable that property continues to serve as the cornerstone of the Australian economy. This has been true since the days of my great grandfather, Thomas Raine, who embarked on his business journey alongside his partner, Joseph Horne, when they launched Raine & Horne on 23 May 1883. I’m delighted that in March, we helped celebrate our 140th anniversary by extending our brand into New Zealand, where residential real estate clocked up a combined $NZ1.57 trillion in 2023. Our New Zealand expansion came after extensive consultations with real estate principals nationwide, revealing a solid desire to align with an alternative network. In just six short months, we successfully added an impressive 13 offices to our blossoming network in New Zealand, and there are plenty more exciting developments to look forward to in 2024. Our community giving efforts, driven by the Raine & Horne Foundation, actively supported local and international causes in 2023. In the past two years, the Raine & Horne Foundation has raised over $600,000 as a combined network effort to support a variety of community causes. A Message From Angus Raine
7 Angus Raine Executive Chairman In February, the Raine & Horne Foundation made a generous donation of $20,000 to support Care Australia in aiding those who were profoundly affected by the earthquake in Turkey (Türkiye). The earthquake tragically claimed the lives of over 30,000 individuals. We also supported Rural and Regional Australia by offering grants of up to $10,000 for various causes through the Foundation for Rural and Regional Renewal (FRRR), a non-profit organisation dedicated to addressing the needs of rural communities. This includes funding Remote Writers Development Workshops in Katherine, Northern Territory, and supporting a preschool expansion in regional NSW. In total, the Raine & Horne Foundation generously pledged a substantial grant of $100,000 to FRRR in 2023 to help address the needs of rural communities. In addition to supporting rural communities, in July, we launched a new strategic approach for Raine & Horne Rural, which aims to strengthen the brand’s existing network of rural-focused offices in strategic regional centres across Australia. This initiative has already yielded promising results. This year, we welcomed several new rural offices to the network, bringing our total number of rural office’s to 25. Additionally, Raine & Horne Rural has updated its web presence at www.rh.com.au/rural to align with the strategic goals of the Rural brand. On the commercial side, our commercial network in November introduced the inaugural “National Auction Event, ”selling 12 high-calibre commercial properties with the total sales value of $40 million. This event presented a remarkable array of investment prospects, vacant properties, and development opportunities. The auction event occurred in person at a central CBD venue in Sydney and online, which was attended by over 600 viewers. By undertaking initiatives like this, we can establish a national platform for our agents to market their vendors’ properties while capitalising on their invaluable local expertise in their respective regions, which has always been Raine & Horne Commercial’s competitive advantage. In October, we unveiled a new coffee table book commemorating the company’s 140-year journey in the Australian real estate industry. Titled “From Homesteads to High-rises: Celebrating 140 Years of Raine & Horne,” the book brings our company’s remarkable story to life. The book showcases our resilience, global influence, and commitment to embracing and leading digitalisation and AI in the real estate industry. As one of the oldest privately-owned firms in the southern hemisphere and Australia’s oldest family-owned real estate company, Raine & Horne occupies a unique place in corporate history. I encourage all of you to explore “From Homesteads to High-rises” when you have the opportunity. In 2023, a year filled with so many successes, a sombre moment occurred on 22 February, just a few months before our official 140th anniversary of Raine & Horne. On that day, we bid farewell to one of the remarkable leaders of our company and my father, Max Raine. I expressed at the time, “There is a void in my family that time may mend but can never truly fill.” In the spirit of my father’s legacy, we remain committed to our growth trajectory, and will continue to pioneer industry-first products and services, honouring the entrepreneurial spirit that has always defined Raine & Horne. I look forward to us all reaching and exceeding our goals in 2024.
8 In a year that saw interest rate rises dominating news headlines, our network has continued to excel. Having now sold over $9 billion worth of property is testament to the hard work and dedication of our entire group and something we should all feel immensely proud of. Growth has been a key theme this year with 28 offices joining the network, in addition to the strengthening of our position in the market through strategic partnerships and community initiatives. I find it immensely rewarding to hear first-hand how our brand’s reputation, as well as product offering, is attracting talent to our ranks. We are seeing a real surge in interest from candidates, and I am confident that we will continue to gain momentum in 2024. In 2023 we also welcomed offices in 13 locations across beautiful New Zealand. This is an exciting and pivotal moment in our history. The New Zealand market remains strong with a bright outlook and a wide range of opportunities for both buyers and sellers. There is no question that our global presence is growing rapidly, and we would like to thank and congratulate all of our international partners who are working hard to evolve our brand on a global scale. This includes our recent re-opening in Fiji and the change in management in Malaysia, and we’re looking forward to watching what the teams there achieve. As a technologically-minded business, we continue to seek ways to implement new and emerging tech that benefits our network. This includes the relaunch of Amplify this year, our AI-driven digital marketing platform, with a fresh new look and a range of marketing materials to help convey the unique advantages to your clients. 2023 was also the year we celebrated 140 years of Raine & Horne. This remarkable milestone makes us one of the oldest privately owned and family operated businesses in the Southern Hemisphere. We are committed to upholding our legacy and ensuring that our values and culture remain strong. 25 From supporting rural and regional community initiatives, to protecting endangered turtles, the Raine & Horne Foundation continues to provide immeasurable benefits across the country and even abroad. Raising over $600,000 to date across a range of worthy causes, including Dignity, the Foundation for Rural and Regional Renewal (FRRR) and the Great Barrier Reef Foundation. In 2023, the Raine & Horne Foundation provided $20,000 in emergency aid to CARE Australia in the wake of the earthquake crisis in Turkey at the beginning of the year. CARE has worked in Turkey since 1959 and responded to the earthquake tragedy by working with partners and local municipalities to urgently deliver tents, mattresses, blankets, food, drinking water, baby items and warm clothing to as many families as possible. Following the generous $100,000 grant by Raine & Horne Foundation in 2022 to the Foundation for Rural and Regional Renewal, (FRRR) a non-profit organisation, we have seen a significant impact in the genuine local needs of rural and regional communities. A significant portion of the total allocation, nearly $68,000, has already been earmarked for a variety of causes, with approximately $18,000 set aside for projects awaiting approval from FRRR. This funding has been instrumental in 2023 in bolstering FRRR’s Strengthening Rural Communities – Prepare and Recover initiative. The Raine & Horne Foundation is effecting positive change across rural and regional Australia with grants from as much as $10,000 for causes such as Remote Writers Development Workshops in Katherine Northern Territory, a dementia friendly community in South Australia and a preschool expansion in regional NSW. The program offers extensive flexibility, allowing communities to secure funding for initiatives vital to their recovery. These encompass a wide range of possibilities, such as repairing infrastructure, acquiring generators, implementing mental health-oriented programs, facilitating arts-based recovery efforts, conducting environmental remediation, organising festivals to attract tourists, provide training for volunteers, among numerous other possibilities. 26 have made a strategic alliance with an Australian initiative ‘Fire Halo™’. This fellow Australian-owned company who recently featured on Australia’s Shark Tank TV show offer innovative products designed to safeguard homes from the threat of bushfires. Exclusive to Raine & Horne offices and their clients, Fire Halo™ is offering a generous discount and national shipping across all of their products. For every Fire Halo™ product purchased by the Raine & Horne network, the Raine & Horne Foundation will contribute $10 to the Red Cross Disaster Relief & Recovery Fund, a vital resource that played a pivotal role in assisting thousands during the devastating 2019-2020 bushfire season. Over the years, the Raine & Horne Foundation has also pledged funds to the Great Barrier Reef Foundation in a collaborative effort to restore the Great Barrier Reef. This includes a commitment to large-scale multi-year coral restoration with funds used not just for planting coral but also for research into heat tolerant species. Funding for the Raine Island Drone Automated Tallying App (DATA) developed by a Queensland University of Technology (QUT) project team led by Professor Matthew Dunbabin was included in the support provided by the Raine Foundation. The technology that enables custom AI-based turtle tracking and counting also includes a first AI-based seabird counting interface allowing loading of whole-of-island orthomosaics created by ranger collected drone imagery. In 2023, we are also delighted to announce the continuation of our commitment to Dignity – a leading Australian charitable organisation dedicated to profoundly impacting the lives of individuals facing homelessness. As an exclusive Platinum partner, the Raine & Horne Foundation’s increased support will contribute substantially to Dignity’s ambitious ‘1 Million Meals’ project. This initiative aims to provide a million meals to individuals at risk of homelessness across Australia, working in conjunction with partners such as Youfoodz and a network of volunteers. 29 Following the footsteps of his grandfather and father, Max Raine went above and beyond to build and strengthen the highly successful Raine & Horne network that exists today. Stepping straight from school into the family business at the age of 18, Max was determined to be at the vanguard of the post war changing real estate market. The whole subject of real estate stimulated his thinking, and all his energy and start wits moved him to learn what he needed to know. Max was an innovator, an enthusiast, eager to expand the old firm in imaginative ways. When he took over the reins in 1973, the business grew from five offices to over 400 in 6 countries, and in 1975 the Raine & Horne board unanimously agreed to franchise real estate agencies. He had a temperament well suited to the cut and thrust of life in the real estate industry, crediting his family for his success; 1931 - 2023 Right: Max Raine’s remarkable reign: Chairman of Raine & Horne from 1973 to 2011. Vale Max Raine I was indeed fortunate to have a trouble free idyllic family life, allowing me to absorb myself in achieving my ambitions and pursuing the growth of the firm with intensity. This reflects great credit on Susan, who provided an oasis in the home, for which I will forever be grateful and in her debt. I always consider myself immensely fortunate that by an accident of birth, I found a career which I love and found stimulating from the start, not just a means of keeping body and soul together. I saw many friends not really enjoying their work while it was quite otherwise for me. With the passing of the years, my interest in the calling and the agency has increased rather than diminished”. Regrettably, Max, known fondly as MSR, passed just shy of Raine & Horne’s 140th anniversary, on 22 February, 2023.
30 One educative experience was to go out on relief duties as a rent collector. In his small Fiat (having broken the family taboo against driving a car) he knocked on hundreds of doors in the terraces of Waterloo, Redfern, Waverley Municipality, Surry Hills, Paddington and Pyrmont, asking for the rent. On one early trip he ended €10 short and had to make up the shortfall himself. He never suffered that loss again. Scan here to read Max’s story in ‘From Homesteads to High-rises’ Max’s funeral video Maintaining an unbroken lineage Immersion is said to be one of the most effective forms of learning, and if that’s the case, Ned Raine’s son - Max, born in 1931, certainly enjoyed a first rate education in the property business. Ned was at the helm of Raine & Horne - already one of Sydney’s most successful real estate agencies - and as is often the case in a family business, ‘shop talk’ regularly shaped the conversations between father and son. From boyhood, Max attended auctions with his father, discussing them in great detail afterwards. He heard exciting tales of his grandfather, great grandfather, and the buccaneer Captain Raine, and over time Max would demonstrate he too shared their expansionist spirit. Stepping straight from school into the family business at age 18, Max brought with him an abundance of personal charm, finely-honed insights into the property industry, and of course, the characteristic Raine sense of humour.
31 A landmark legacy – embarking on franchising From the beginning, Max was an innovator – eager to expand the firm in imaginative ways. The 1960s saw Sydney spread outwards from the city centre in line with population growth, and Max recognised the need for Raine & Horne to be visibly active among its customer base. Ned Raine was concerned expanding the business would entail some loss of integrity but Max thought otherwise. He was proud of the strong reputation and influence of Raine & Horne and had no intention of relaxing its high standards. Despite his father’s misgivings, Max held his ground, and in 1968 Raine & Horne opened its first suburban office in Double Bay, with Max at the helm as manager. Not only did Max prove himself to be an outstanding salesperson, he also demonstrated the potential profitability of suburban offices. Within four years, additional new offices would be opened at Crows Nest and Bondi Junction. Managing geographic growth is often one of the greatest hurdles a business can face, and by the mid-1970s, Max, who by now held the position of Chairman of Raine & Horne, saw the need to embrace a new means of expansion. He had a vision for an option that demanded very little capital from the business yet still preserved the integrity of the Raine & Horne brand. In 1976, Max, together with the Board of Directors, made the decision to offer franchise opportunities, and not long after, the first franchisee came on board in Liverpool in Sydney’s west. It was a watershed moment for Raine & Horne. Just 13 years later in 1988, Raine & Horne was one of only two real estate networks to be represented in every Australian state and territory, and achieved national sales in that year of $6.2 billion. International expansion also took off, with network partners being established first in Malaysia in 1989. Max told The Daily Telegraph in 2016: “When we opened the first franchise in Liverpool, I never expected it to end up where we are today. “Franchising was a revolution that opened up the opportunity for a lot more Australians to own their own business. ... the success we’ve had in creating hundreds of offices under the Raine & Horne brand is phenomenal.

In this special edition, you can find unique Raine & Horne-themed tokens including the ampersand, inspection sign, key, telephone, letter box, and gavel. 36 140th Anniversary Book In our 140th year, we were thrilled to introduce to you ‘From Homesteads to High-rises: 140 Years of Raine & Horne’ our epic masterwork detailing the remarkable history of our company since our inception in 1883. This enormous project was brought to life through the support and leadership of Executive Chairman, Angus Raine, who’s dedication and guidance played a pivotal role in bringing the magnificent story of our company to life. Initially scheduled for release closer to our official 140th anniversary on 23 May 2023, the book’s completion was temporarily postponed due to the untimely death of Max Raine in February, a significant figure whose contributions to the super brand have been seamlessly woven into the narrative. ‘From Homesteads to High-rises: Celebrating 140 Years of Raine & Horne’ takes readers on an extraordinary journey through our history which predates well-known established Australian brands such as prominent financial services giant Commonwealth Bank and renowned retailers Unveiling our epic masterwork: ‘From Homesteads to High-rises: 140 Years of Raine & Horne’ Coles and Myer. The origins of our firm trace back even further than the likes of Qantas, which only took flight after World War 1. As one of the oldest privately-owned firms in the southern hemisphere and Australia’s oldest family-owned real estate company, Raine & Horne occupies a unique place in corporate history. NSW | ACT Lower North Shore In support of the annual Lane Cove Fun Run, Lower North Shore held a colouring competition which proved hugely popular, so much so that the team were inundated with local children putting their colouring skills to the test! Double Bay | Bondi Beach Congratulations to Alex Lyons & Ric Serrao on this outstanding sale which has been circulating through the media. According to sources, the purchaser, property developer Central Element, are planning a boutique project on the 2000sqm amalgamated site with the houses and apartments to start from $20million apiece. Rhodes If you’re in the Rhodes or Wentworth Point area of Sydney, you just might see the team at Raine & Horne Rhodes scooting by. To help reduce the time their team was spending in traffic driving between the two suburbs, Angell Yang bought the office a convenient electric scooter.
41 Kiama Robert Perea, multi-award winning sales agent, has spent 19 years with Raine & Horne Kiama. Gosford | East Gosford Sean Roach celebrated 17 years working with the team. Known as the ‘Top Gun’ in the office, the team acknowledged his hard work and commitment to the business, rising from Trainee to now a Sales Manager. Canley Heights Peter Ly and Helena Mai sold a rare property in an unrivalled location in Canley Heights which achieved $2.6 million above reserve. The prime piece of real estate with development potential sold under the hammer for $4.6 million to an overseas buyer who appreciates the property’s convenience, which allows them to visit their kids while providing a place for them to stay. Penrith Raine & Horne Penrith recently farewelled Deborah Porter after 26 years of being a part of the network. We are very grateful for all of Deborah’s hard work and commitment, and wish her all the best in her retirement.
42 Central West Milestone Dinner Four Central West offices celebrated a collective 150+ years operating as Raine & Horne. The celebrations were accompanied by Angus and Tash Raine and Travis Wentriro from Corporate sharing great stories with fits of laughter and lots of reminiscing. Gloucester Pam Hannaford has been the face of Raine & Horne Gloucester for more than 15 years and would be the first person you meet in the office or to welcome you on the phone. She is now looking forwards to spending more time with her grandchildren and in her beautiful gardens at home. Thank you Pam for your commitment to the network and we wish you all the best! 54 This year, our Chairman’s Club members were treated to two exciting events held in two sensational venues and locations. In June, we gathered members of the Chairman’s Club at the prestigious Shell House in Sydney. As an historically significant site, it was the perfect setting to celebrate our 140th year and our Chairman’s Club members. As the only surviving interwar commercial palazzo-style building in Sydney, Shell House’s façade is also one of the tallest retained heritage façades in the world. Recently in November, our Chairman’s Club met again aboard the luxurious 120ft superyacht ‘Ghost II’ on Sydney Harbour. 57 The Principal’s Retreat this year was held in stunning Port Douglas, surrounded by picturesque scenery and sunshine. Over the course of three days, our top performing Principals were immersed in a range of fun water activities, rounds of golf, snorkelling in clear blue waters, relaxed social events, informative seminars and so much more. There was even a thrilling toad race which saw teams competing for glory as their toads hopped to the finish line.
